Zimaya gears up for a Dh1 billion Dubai pipeline in the next six months

Roughly two decades ago, a sprawling two-bedroom apartment in Dubai covered an area of 2,000 square feet. Currently, the average three-bedroom apartment in Jumeirah Village Circle (JVC) spans between 1400-1900 square feet. Zimaya Properties, a boutique developer in Dubai, is bringing back homes with expansive living spaces and well thought out layouts after noticing a demand for units larger than the market standard.

Founded by three partners Imran Fazlani, Shoeb Mistry and Arsalan Tabani in 2022, Zimaya Properties is an emerging name in Dubai’s property market. Each partner contributes years of expertise in construction, investments, real estate sale and development. Arsalan Tabani, Director of Zimaya Properties and one of the partners, sat down with Gulf Property at the International Property Show to introduce the company’s current portfolio and a Dh1 billion pipeline that will be unveiled over the next six months.

The developer begun its journey with townhouses and villas in Al Furjan. It launched its inaugural residential project in Jumeirah Village Circle in 2024 due for handover in the coming months. Another JVC development, Belle Reve, is due for handover in the coming months. There are other projects under construction in Furjan and Dubai Silicon Oasis. Its latest development, Lawncrest, is a golf course-facing building in Dubai Production City.

Zimaya’s upcoming Dh1 billion portfolio will deliver four projects: one on Dubai Islands, two in Dubai Production City and one commercial development in Arjan. The developer stands out for its units that are designed to accommodate more square foot area than the average house. There is demand for spacious, amenity-rich layouts, Arsalan stated.

“We believe in catering to end user requirements as well and often coming up with layouts that no one has given,” Arsalan said.

“We went with over 2,400 square feet for three-bedroom units. We also have a four-bedroom in our Dubai Silicon Oasis project. In Al Furjan, we developed signature apartments which feature pool deck, outdoor seating area and terrace.”

Zimaya’s portfolio encompasses a variety of units that ranges from studios to multi-bedroom townhouses. Layouts are primarily determined by the location and buyer demand in that area, Arsalan explained.

“If the community is predominantly occupied by buyers who are looking for closed kitchens, then we cater to that more. For example, in Dubai Silicon Oasis, we have closed or semi-closed kitchens with attached toilets in all the rooms, in addition to large halls.”

Some of Zimaya’s properties come with extra living spaces that can be transformed into functional areas.

“We have one-bedroom-plus-store concept so that the store becomes a study, an office or a multipurpose room. We are known for building very large three- or four-bedroom units which are very short in the market.”

Arsalan attributed the evolution of properties from expansive rooms to compact spaces to the rising cost per square foot.

“When a city becomes much denser and much costlier per square foot, automatically the apartments start to get smaller.

“Back in the days, before 2010, there were projects in JLT which had two bedrooms with 2000 square feet. Large apartments were a bit common at that time,” he noted.

Zimaya’s projects are categorised within the affordable luxury range, with studios dictating prices between Dh650,000 to Dh700,000. One-bedroom units are priced at roughly Dh1 million, while two-bedroom homes range between Dh1-1.1 million. Three-bedroom units, which are far larger than the standard market size, demand up to Dh3.2 million.
