Sharjah realty deals drop 34% in value to Dh4.6 billion in August

Sharjah’s property market witnessed a noticeable 34 percent drop in transaction value from July to August 2026, recording Dh4.6 billion from 9,139 transactions as opposed to Dh7 billion from 9,376 deals in July. Total traded area in sales transactions reached 12.5 million square feet, according to data from Sharjah Real Estate Registration Department.
Ownership certificate transactions accounted for 52.6 percent of total transactions with 4,804 deals. As many as 2,658 title deed transactions were recorded, while initial sales contract transactions reached 987.
Meanwhile, 430 mortgage transactions with a value of Dh654.2 million were recorded. Valuation transactions were 269.
Among 2,367 sales transactions, 1,220 land deals, 589 subdivided units, 555 built-in lands, two under-construction land and one agricultural land transaction were recorded.
Industrial Area 4 achieved the highest real estate transaction value from a land worth Dh55 million. A mortgage transaction valued at Dh100 million in Al Khan was recorded the highest.
Sharjah City accounted for 1,676 sales transactions. Muwaileh Commercial led with 278 transactions, followed by Al Sajaa Industrial with 174, Al Menhaz with 172 and Al Khan with 144.
In terms of trading value, Al Menhaz ranked first with Dh610.9 million, followed by Tilal with Dh356.8 million, Al Waaha with Dh349.4 million and Al Sajaa Industrial with Dh332.5 million.
As many as 555 sales deals were recorded in the Central Region, with 180 in Industrial 2, where the highest trading value of Dh355 million was achieved.
In Khor Fakkan, 91 sales transactions were recorded. Hay Al Mudeife 1 saw 45 deals worth Dh52.8 million.
Kalba witnessed 45 sales transactions, led by Al Tareef 5 with 16 transactions valued at Dh11.5 million.
