Sdeira Group unveils masterplan to accommodate 27,000 KEZAD employees
Sdeira Group, part of AD Ports Group, has unveiled the masterplan for Aryam Community – KEZAD Al Mamourah, a development designed to accommodate up to 27,000 people working across Khalifa Economic Zones Abu Dhabi (KEZAD) Al Mamourah’s industrial, logistics and commercial sectors.

Announced at Make it in the Emirates 2026, the community will provide workforce accommodation alongside essential services and everyday amenities. Construction is expected to begin in the first half of 2027, with completion planned for 2029.
The development will be delivered in two phases. Phase One is planned to accommodate approximately 14,000 residents across a site area of 110,200 square metres, with a built-up area of 137,800 square metres. Once both phases are complete, the community will have capacity for up to 27,000 residents.
The masterplan also includes a supermarket, administrative facilities and a mixed-use building featuring a medical clinic, retail space and other amenities.
A central kitchen operated by Zoad, Sdeira Group’s catering services company, will support meal preparation and distribution, alongside two dining halls. The Group’s laundry service will operate a dedicated on-site facility.
Residents will also have access to four outdoor sports courts and indoor recreation and leisure spaces. Smart metring, energy-efficiency measures and water-conservation solutions will be incorporated into the development to support resource efficiency.

Located within KEZAD Al Mamourah A, near Khalifa Port and the Abu Dhabi–Dubai transport corridor, Aryam Community will support the accommodation needs of Abu Dhabi’s growing industrial workforce.
