New residential units in Ras Al Khaimah (RAK) are expected to reach 25,600 by 2030, of which 97 percent will be apartments, according to new insight from Cavendish Maxwell, a leading real estate advisory group and property consultancy in the Middle East.

New residential units in Ras Al Khaimah (RAK) are expected to reach 25,600 by 2030, of which 97 percent will be apartments, according to new insight from Cavendish Maxwell, a leading real estate advisory group and property consultancy in the Middle East.

A total of 170 homes were delivered in the first quarter of 2026, with an additional 1,700 expected to be available this year and 23,900 by the end of the decade. The busiest year for deliveries is 2029, with 9,100 set for handover, the company said.

Factors like the emirate's population, which is now approximately 450,000 and is expected to reach 650,000 by 2030, along with foreign direct investment (FDI) worth billions of dirhams and rising business licences, is driving demand for real estate in the emirate.

RAK received Dh39 billion in FDI through 17 projects in 2025, more than any other emirate in the country, and in the first quarter of 2026, the value of economic licence capital increased by 15.5 percent year-on-year to reach Dh11.5 billion.

Yousir Habib, Associate Director at Cavendish Maxwell Ras Al Khaimah, said, “RAK is undergoing major infrastructure investment in roads, aviation and maritime, strengthening regional connectivity and supporting the emirate’s 2030 economic diversification and competitiveness goals. As a result, the residential real estate sector secured Dh12.3 billion worth of sales across 6,600 transactions last year, when sales prices and rental rates jumped considerably. The market is now undergoing a sustained period of new supply.”

As much as 85 percent of residential sales in 2025 were off-plan that amounted to Dh11.2 billion. RAK Properties, Al Hamra Real Estate, and Ellington Properties are among the major developers contributing to the emirate's real estate expansion, who are projected to deliver more than 40 percent of the 25,600 units over the next four years. Furthermore, developers like Aldar, BNW Developments, and Source of Fate Properties are also playing key roles in the emirate's real estate growth.

In the six-month period between October 2025 and March 2026, RAK’s residential property sales prices rose almost five percent for apartments and nearly four percent for villas. The price of renting an apartment rose by over six percent and the price of renting a villa grew by over five percent.

Likewise, the office sector recorded a similar performance, exhibiting rental increases. The market saw an 8.6 percent surge in rents from Q1 2025 to Q1 2026 and 5.3 percent increase from October 2025 to March 2026. The emirate is expected to receive substantial office supply in the upcoming years, with a bulk coming from the RAK Central urban hub featuring 82,000 square metres of A-grade space and Erisha Smart Manufacturing Hub at Al Ghail Industrial Park spanning 2.32 million square metres.

The emirate has several key infrastructure projects, such as the upgrading of the E11 Sheikh Mohammed bin Salem Road and the E311 Sheikh Mohammed Bin Zayed Road, which will reduce travel time between RAK and Dubai by 45 percent. The airport, which aims to serve three million passengers per year by 2028, is expanding with a 30,000-square-metre passenger terminal, a VVIP terminal, and an 8,000-square-metre hangar, while Saqr Port's new deep-water, multi-purpose terminal will be able to accommodate Capesize vessels, which can reach a length of 290 metres and carry up to 400,000 tonnes of bulk cargo.
