Emerging developer Acube gears up for a diverse Dh13 bn pipeline launch in 2026

Acube Developments, a rising developer in Dubai’s empowering real estate industry, has an ambitious Dh13 billion pipeline ready for launch in 2026. Featuring six projects across various locations in Dubai, the 2026 pipeline spans high-rises, mid-rises, and a villa community, Ramjee Iyer, Chairman & CEO of Acube Group, revealed to Gulf Property in an exclusive interview at the handover event of Adhara Star, Acube’s inaugural project in Arjan, Dubai.
The developer, which has delivered Adhara Star in two years of launch, has two more projects under construction – Vega in Motor City and Electra in JVC. It is gearing up for its next launch next month which will be its largest venture to date with a sprawling 3.5 million-square-foot sellable area, Mr. Iyer confirmed.
Launched in October 2023, Adhara Star was sold out in less than three months. The 17-storey building with Dh175 million gross development value (GDV) stands unique as the tallest development in the neighbourhood, overlooking projects designated with a maximum seven-storey limit, the Chairman affirmed. The building, complete with fully-furnished apartments with up to 3.5 bedrooms and a suite of rooftop amenities, offers from every unit unobstructed views of Arjan’s rapid evolution into a residential hotspot while also showcasing the horizon marked by Dubai’s towering skyline.
Since its foray into property development in 2022, Acube has launched a portfolio of over 500 units exceeding Dh1 billion in value. Its second project Vega is a 20-floor building in Dubai Sports City, while Electra, its third launch, rises up to 40 floors in Jumeirah Village Circle. Its upcoming pipeline comprises a mix of residential options that will cater to a wider clientele.
“We have got a string of six projects lined up for 2026: one villa community, two high-rises, and three mid-rises similar to Adhara Star, all to be developed in Dubai,” Mr. Iyer said. “The entire inventory for the next year will be Dh13 billion strong.”
The developer remains fascinated by Dubai’s potential as a real estate haven, prompting it to focus its portfolio expansion within the city. It is particularly targeting Sheikh Zayed Road, along with emerging locations like Dubai South, to boost its presence in the real estate sector and offer its clientele diverse investment opportunities.
“The recent changes in ownership laws that allow leasehold properties to be converted into freehold assets on Sheikh Zayed Road is opening a new, niche market in the heart of Dubai. In addition, Dubai South is another target to base our 2026 pipeline,” he stated.
When asked about the market outlook, Mr. Iyer said that the growth trajectory will continue thanks to the migration of global population and Dubai’s efforts in curating the ideal living environment rather than being solely an investment destination.
“Dubai’s growth comes from a very strong foundation. The city is building a quality of life that is the envy of most European nations. From India to China and from Russia to Europe, everyone wants to come and live in Dubai. That’s what is spurring growth today, and that is not a small achievement. People want to come to live here and make Dubai their home, and not to just invest and take their money out tomorrow.”
Despite projections of supply deliveries to be intense in the next few years that will alleviate the demand-supply strain and consequently soften rental surge, Mr. Iyer thinks otherwise.
“The quality of the building decides the rent. If you have better buildings, you are going to get better rental. If the building is not up to the standards, the rent will be low. And with a large number of high-quality developments coming up, the rent will keep going up. People want to move into developments that offer better amenities and high quality of life, and I don’t think they will be hesitant to pay more,” he said.
Originally setting out to develop one million square feet area within its first three years, Acube is now on track to surpass three million square feet with its upcoming project launches.
