Danube creates world record with Bayz 1 & 2
Danube Properties, the Dubai-based private real estate developer, is going to have the rare distinction of becoming the first and so far the only developer to develop two more than 100-storeyed SuperTall towers that, once completed, will create a world record for the same feat and reinforce Dubai’s reputation as a global hub of skyscrapers.
No other real estate developer in the world has that kind of distinction. Each of the tallest towers in the world are developed by different developers – especially those having 100 plus floors.
Dubai already boasts of hosting the largest chunk of the UAE’s 342 skyscrapers rising more than 150 metres in height, including the world’s tallest tower Burj Khalifa. The city of Dubai also hosts 15 of the world’s tallest 100 towers. These towering achievements make Dubai the fourth tallest city in the world.
Once completed, these towering achievements will make Danube Properties as the only private real estate developer in the world to deliver two more than 100-storeyed SuperTall towers. For a private real estate developer, this is a global feat, unmatched so far.
Danube Properties, a Dubai-based real estate developer, started its journey in 2014, when Dubai property market stabilised and had started to mature following the establishment of sound regulatory environment. It is part of Danube Group, a US$6 billion diversified business conglomerate established in 1993 by a Non-Resident Indian businessman Rizwan Sajan migrating from Mumbai in 1992 following the Gulf War.
“This is a great feat indeed and good to know that this is being noticed. Bayz 1 and Bayz 2 reflect our expertise in high-rise building development. Did we plan this to create a new world record or a benchmark? I don’t think so, as our focus has always been on pushing boundaries and creating something Dubai could be proud of. Looking back, Bayz 1 and Bayz 2 are definitely a part of that history,” Rizwan Sajan, Founder and Chairman of Danube Group, said in an exclusive interview with Gulf Property.
“We started our real estate business with Dreamz by Danube in 2014 – which was sold out at launch. It encouraged me to scale up our real estate portfolio and today we have 42 projects out of which 20 have delivered and the rest are under development.

The development of Burj Khalifa and the Palm Jumeirah island inspired many developers to think big as they have seen how Dubai made these possible led by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai.
Danube Properties has delivered 20 of the 42 projects that it has launched in the last 12 years, with a combined development value exceeding Dh40 billion (US$11 billion) to date. It has so far delivered 8,455 homes to buyers while a further 17,444 residential units are in various stages of development – making its total number of homes to 25,899 in total. It is planning to deliver 11 projects in the next 12 months.
Dubai currently hosts three 100+ storeyed towers, according to the Council of Vertical Urbanism, the global authority of tall buildings that maintains the most authentic database of skyscrapers worldwide. There are nine more such towers, including two by Danube Properties that are being built in Dubai, and when completed in the next three to four years, Dubai’s skyline will be enriched with a total of 12 such SuperTall towers – the highest in the world.
Tall buildings that achieve significant heights are classed in two additional sub-groups: A SuperTall is a tall building 300 metres (984 feet) or taller, and a MegaTall is a tall building 600 metres (1,968 feet) or taller. As of today, there are 173 SuperTalls and only 3 MegaTalls completed globally.
Dubai currently hosts 1 MegaTall tower – Burj Khalifa which remains the world’s tallest tower with 163 floors since January 2010 – holding the record for more than long years. The city also hosts 18 SuperTall towers.
Dubai currently ranks first for the number of SuperTall buildings in the Middle East and fourth in the world for the total number of skyscrapers. Another 16 Supertall towers will grace Dubai’s skyline in the next three to four years to further strengthen the emirate’s position as a leader in urban development.
Danube Properties recently said it will hand over 11 projects in one year, marking one of the company's largest delivery milestones and reinforcing its commitment to delivering projects on time and often before time in Dubai's thriving real estate market.
The upcoming handovers include Elitz 1 & 3 by Danube in Jumeirah Village Circle, Sportz by Danube in Dubai Sports City, Viewz 1 & 2 by Danube in Jumeirah Lakes Towers, Oceanz 1, 2 & 3 by Danube in Dubai Maritime City, Fashionz by Danube in Jumeirah Village Triangle and Oasiz 1 & 2 by Danube in Dubai Silicon Oasis.
